Environmental Site Assessments (ESA) offer a snapshot of multiple environmentally impactful aspects of property usage through the years.  The information is helpful to prospective investors or business owners looking to purchase land or property.

ESAs provide the due diligence to all financially-invested parties involved:

  • Often required during property transactions, especially by lenders or financially-backed private entities.

  • Protects potential investments by assessing environmental risks.

  • Evaluates factors influencing property desirability.

  • Crucial for safeguarding high-dollar investments before property transfer.

A Phase I ESA may lead to additional more selective and intrusive analysis of potential drawbacks related to environmental concerns of the property, especially with respect to historic contamination or unreported dumping.  The more intensive elements of a Phase II ESA include detailed sampling of groundwater and soil, potential removal of buried artifacts or leaking underground storage tanks, or identification of viable plans moving forward to address these issues if the property is still desired after these details are known to the prospective financially-invested parties of the transaction.
